The design parameters for Beach Road included designing for water, sun, views and light, as well as formal spatial requirements including basement areas and outdoor integrated living areas. The main approach to the design was to maximise the access to water views at each level from as many points as possible throughout the house. This involved flaring the external walls and the roof to allow light and views through the outer skin, achieved by dissecting the formal structure into segments, then layering the interstitial space between the segments with glass to see the sky, to feel the breeze and to experience the views. This also served to break down the massing of the building. The design of glazed double height atriums, fully planted out courtyards within the atriums and floating stairs give it a sense of lightness, a sense of ease, a sense of flow. Luxurious rooftop gardens were also included in the townhouse designs with plunge pools on the third-level rooftop deck that would allow an afternoon bathe whilst sitting and viewing over the bay. Lifts service all four levels of the building from the basement, ground and first floor through to the rooftop area so that dining and catering to the rooftop deck can be easily achieved. The building responds confidently to the site with a contemporary style, allowing it to maintain a sense of delicate beauty.
